Residential AC is essential if you live in a part of the country that regularly sees high temperatures all summer long. If the air conditioning in your home stops blowing cold air, don't panic. There are some common causes, and most of them do require AC services to come out, but not all of them indicate a failing residential AC unit.

One of the most important things you can do to keep your residential AC working correctly is to have it serviced regularly. There are some things that should be done to keep the unit running at peak performance, and your AC service company can take care of them for you. 

General maintenance and inspection need to be completed yearly, preferably before the summer weather arrives. If you wait until July for service, the AC service company will be very busy, and it may take several days or weeks to get an appointment. Getting the maintenance done early will help you avoid problems as the weather gets warmer, and in some cases, offseason maintenance may even cost a little less.

Cleaning The System

One of the biggest reasons for residential AC units to stop producing cold air is dirty air intake filters or a condenser or evaporator that is full of dirt so air can not move through them. If ice forms outside the evaporator, the air can not properly circulate through the system and be cooled as it enters the home. 

Dirty air intake filters can restrict the air movement and cause a similar problem, leading to freeze-ups as well. It is essential to have the filters cleaned or replaced before starting up your residential ac unit for the season. The filters are not difficult to deal with, and they are very inexpensive, so even if you need to change them twice a year, the cost is not out of reach for most homeowners.

Thermostat Failures

While it is less common with modern thermostats, if the thermostat stops working in your home, the air conditioning may not stay cool. The signal from the thermostat is critical for the AC unit to be able to adjust the output of cold air and maintain the temperature in the home. 

The AC service tech can test the thermostat if they believe it is not working correctly and is not difficult to replace. If your thermostat is old, it may be useful to have the AC services tech replace it with a new one if there is any question that it is working correctly.
